Every resale listing currently asking less per square foot than the median for its own project. Some are genuine — a divorce, a relocation, an estate. Some are a bad stack, a low floor, or a renovation you do not want. The list does not know which. We do.

Market PSF is the median of recent transactions in the same project and unit type. Where a project has too few recent transactions to be meaningful, we use the district median instead and the gap is less reliable.
Before you get excited
Roughly half of these have a reason.
West-facing afternoon sun. A stack that looks into the next block. A unit that has been on the market nine months because the owner will not move on price. A gap on a screen is a question, not an answer.
- We check the stack, the floor, the facing and the actual condition
- We tell you which ones are stale listings that will never transact
- We arrange the viewings for the two or three that are real
We will come back with a shortlist, not the whole list.
